HERTZ - CINELEASE

When Hertz-Cinelease needed to expand their rental depot and offices in the Atlanta area, they called American Properties Group. We met with their management team and visited their sites in other states to ensure we understood their business and clientele. After a thorough analysis of available space, we proposed a site ideally located near Cinelease's largest clients with easy access to major transportation corridors. We recommended local vendors to help make the transition to their new Atlanta home smooth and predictable. APG invested the time and effort to make the entire process quick and efficient. BODYPLEX FITNESS ADVENTURE
Lease renegotiation for two locations

 

BodyPlex is a well-established regional fitness chain based in the Southeast USA. Each location is owned and operated by a franchisee. When a large national fitness brand began to aggressively target several BodyPlex trade areas, reducing operating costs became a prime focus. Initial efforts to reduce rents were unsuccessful until American Properies Group was retained. We fought for, and won, a rent concession of over $250,000 for one franchisee. We negotiated a tenant improvement allowance of $225,000 for a second operator along with a long term extension at well below market rents.

PROSHRED ATLANTA
Warehouse & Office Space

 

Proshred operates large trucks that periodically visit customer locations and destroy sensitive documents on-site. A new ProShred franchise operator needed corporate offices and warehouse space with a few unique requirements. The business required a large secure parking space to allow the trucks to be parked near the office/warehouse overnight and on weekends. And, because ProShred is a route business, the location needed to be convenient to major transportation arteries. APG quickly found an ideal location. Since cash flow is always an issue with a start up business, we were also able to negotiate several months of free rent up front.

JOHNNY'S PIZZA
Larger retail location

 

When a Johnny's Pizza franchise owner outgrew his existing space, he retained American Properties Group to find a solution. With almost two years remaining on his lease term, and no additional space available in the shopping center, no easy answer was available. APG went to work. We located a larger space nearby already configured as a restaurant, resulting in lower build out costs than starting from scratch. We also negotiated a great rent deal, including several months of free rent. Most importantly, APG was able to find a tenant willing to take over the client's existing  space and convinced the landlord to release the tenant early.
