MADISON PARK
Johns Creek, GA
Madison Park is a 49 lot residential subdivision on Old Alabama Road in Johns Creek, GA. American Properties Group represented the seller and had a large role in the land planning and rezoning of the 15.5 acre project. This property was the last remaining large undeveloped parcel in the Old Alabama Road corridor, and faced a daunting rezoning process. Surrounded on all sides by existing homes, there was enormous interest in the ultimate use of the land. APG facilitated a number of meetings that allowed the buyer to solicit input from surrounding landowners and neighborhood groups, and to incorporate their guidance into his vision for the site. Rezoning was achieved with substantial community support.
STONEWYCK
John's Creek, GA
The Stonewyck project began as an assemblage of individual parcels, ranging in size from 0.8 acres to 4.7 acres. Ideally located at a traffic light on Old Alabama Road in John's Creek, GA, the properties were governed by the ordinances of Roswell, GA. Known for its challenging rezoning process, the City was initially hesitant to consider approving the infill project. In addition, there were probate and title issues to resolve before the properties could be sold. APG's previous work in Roswell provided relationships with the city administration that enabled the purchaser to develop a vision for the project that the City accepted. Stonewyck is now a gated community that is home to 17 families.
The PADDOCKS
287 Acres, Gwinnett County, GA
American Properties Group, Inc. identified and negotiated the purchase of a large portion of this premier land assemblage for a well-known Southern investor. After the purchase, APG marketed parcels to a variety of retail, office and residential developers and end users, resulting in 22 offers with a value of over $48 million.

Senoia Road - Hwy 74
American Properties Group represented the seller in this raw land transaction in southern Fulton County. The purchaser intended to develop the property for retail and office use, and made an offer contigent upon rezoning the land for these uses. APG met with adjacent landowners, City officials, County planning and zoning department members and utility administrators to pave the way for a smooth entitlement and closing process.
